Housemates launches industry-first platform allowing students to book accommodation in minutes rather than weeks

0

Housemates is today launching a revolutionary end-to-end student accommodation platform, allowing students to book and operators to take bookings in just minutes, rather than weeks. It will be the fastest, simplest and most secure booking option in the USD $180 billion global purpose-built student accommodation (PBSA) market.

Housemates’ innovative technology enables operators to manage multiple bookings at scale on one SaaS-based platform and allows students to view and book secured accommodation in just a few clicks.
The company’s vision includes powering a global ecosystem beyond its own marketplace utilising its booking engine to help operators take bookings via their own branded pages which can be used across multiple sales channels. The end-to-end platform will increase conversions, lower operators’ costs and provide valuable insights on booking behaviour.

Housemates also facilitates occupancy management, ensuring operators can manage bookings and availability and set rents and booking periods – all through the Housemates Occupy dashboard. The company is removing the need for operators to use outdated lead generation platforms, which makes filling occupancy more predictable and faster all at a much lower cost than any existing competitors. Housemates only charge operators 20 per cent of the first month’s rent on a complete booking, with no extra fees or hidden costs. This means the total fees are typically less than 2 per cent on successfully completed bookings compared with 3.5 – 20 per cent with other routes to market.

For students, the marketplace will provide a secure option to book accommodation quickly, safely and with full transparency. Student accommodation is often the most expensive transaction young people will have made in their life so far, and this can be especially daunting for students coming from overseas who are particularly vulnerable to fraudulent activity.

Action Fraud issued a warning to students in particular in 2018 after reports found prospective renters and students in the UK alone lost £22 million to rental fraud in the four years running up to the end of March 2018. Housemates onboards trusted accommodation providers, takes holding deposits so there is no need for students to be directed elsewhere, and processes all transactions through FCA-approved providers.

Housemates’ research revealed that the average time students spent researching, viewing and booking accommodation was five and a half weeks, particularly for international students who cannot view in person. This new hotel-like booking engine provides a quick solution which will reduce the booking time, eliminate painful waiting and allow students to rest assured that their accommodation is secured, ready for them to start the exciting new phase of their lives.

The coronavirus pandemic has seen operators struggle to deal with unprecedented circumstances, and a faster more flexible solution is required going forward. Through Housemates’ technology, operators have the flexibility for a bespoke approach with demand planning, differing rental periods and pricing. This can all be handled within the Housemates technology and will help future proof customer operations.

Housemates is currently raising a seed round to further fuel its growth. The company is initially launching in the UK and Ireland, with thousands of units secured from multiple providers. It is set to expand internationally in 2021 with partner backing from other student-first key players in the industry that will help to further the brand’s reach.

Lydia Jones, Founder and CEO at Housemates said: “We’re proud to have built a robust platform that will not only be time-efficient and ease anxiety for students but will also help eliminate legacy PBSA operator issues such as poor conversion rates, expensive leads, difficult occupancy management, high workloads and dealing with outdated information. For operators, this is the Shopify of student accommodation with the benefit of a marketplace too. PBSA is a $180 billion global industry, and with this platform operators now have the flexibility they need, and the transaction process is streamlined so that accommodation can be booked on the spot, with no middle-men, expensive commission or subscription fees. The coronavirus pandemic has shown us that both students and operators need flexibility and adaptability, and our technology is a huge step in transforming the industry on a global scale and helping it to bounce back.”

Beyond Group continues its strategic plans for growth across its businesses

Beyond Corporate’s Real Estate team grows with the appointment of a partner and two new solicitors in Real Estate and Construction

Beyond Corporate has appointed three new additions to its highly successful Real Estate and Construction teams: Owen McKenna as Real Estate partner, Moe Yassin as Construction associate, and Zaeem Habib as Real Estate solicitor.

Manchester-based Beyond Corporate is part of Beyond Group, the growing legal business which also owns and operates specialist, award winning Family law firm McAlister Family Law. The appointment of three new members of the team reflects the Group’s target of continuing growth for Beyond Corporate, especially in the key areas of Real Estate and Construction which will be the subject of significant investment and which the Group hopes will drive continued growth over the next 12 months.

Owen McKenna, who has worked in the Real Estate sector for nearly 20 years, joins Beyond from Harrison Drury & Co, where he was a director, having previously held roles with DWF and Brabners.

His experience extends to freehold and leasehold sales and acquisitions, development and development funding, together with landlord and tenant and portfolio management work. He works predominantly with entrepreneurial property businesses and developers across industrial, retail, office and leisure sectors.

Moe Yassin joins Beyond from DWF: he is experienced in both contentious and non-contentious construction law, advising a wide portfolio of clients including private developers, contractors, subcontractors and local government. He also advises on a range of construction related matters within the energy sector. His core focus areas are preventive dispute resolution and adjudication.

Zaeem joins Beyond having held roles at Gorvins and Mary Monson Solicitors. His new role at Beyond involves working on a wide range of property issues, including freehold and leasehold acquisitions and disposals, landlord and tenant matters, Real Estate finance, and development and project work.

Beyond’s Real Estate clients include Rise Homes, New Care, McGoff Group, Property Alliance Group, Capital & Centric and Mulbury Homes.

James Flynn, who leads the Real Estate and Construction teams, said: “Owen, Moe and Zaeem are quality additions to the team, adding strength to the team as demand for our services continues to grow. Despite the pandemic, we have found that a lot of areas of the property market remain busy, and we are seeing a lot of activity across our sectors of expertise, in particular care, residential, energy and logistics. We also have a very healthy new business pipeline so we are delighted to have been able to increase our reach across both Real Estate and Construction.”

Matt Fleetwood, Head of Beyond Group, added: “We are beginning to see growth in Real Estate and both contentious and non-contentious construction businesses; these appointments reinforce our commitment to continued investment in the right people at the right time. We don’t recruit for the sake of adding numbers or bums on seats, but rather we target those people who can grow our business and add to the diverse and vibrant culture we created, and are dedicated to maintaining, within a highly traditional industry.”

Verastar Secures Appointment of Telecoms Heavyweight

Verastar Group, the leading provider of essential services to small businesses, has appointed former TalkTalk, Virgin Media and UKFast executive Lee Hull as Chief Executive Officer.

Verastar provides utilities, telecoms, insurance and digital payments services to more than 160,000 small businesses across the UK, trading under a number of customer-facing brands including kinex, Clear Business and The Insurance Octopus.

Hull joins the Manchester-headquartered group from TalkTalk Business, where he held the position of Managing Director.

He said: “Having watched Verastar’s rapid rise over the last decade, I am incredibly excited to lead one of Manchester’s flagship businesses through the next exciting phase of growth.

“The UK economy is going through major transformation, presenting many challenges but also significant opportunities in markets such as utilities, fibre connectivity, payments and insurance.

“No other provider offers the range of services that we do on one bill and, as UK businesses look for value and a trusted partner, Verastar is uniquely placed to simplify admin and reduce costs.

“Verastar is one of the best-kept secrets in the UK business market, with an enormous B2B customer base and 900 passionate and talented colleagues. We’re leading the way with 100% green energy and helping huge numbers of businesses connect to the full fibre broadband they need to thrive in years to come.”

Founded in 1998, Verastar Group achieved a turnover of £183m in the financial year ending April 2020.
Hull added: “The greatest organisations I’ve been part of over the last 20 years genuinely put the customer and the colleague at the heart of everything they do, and that’s my primary focus as CEO of Verastar.

“I want customers to love the simplicity and the value we bring, and I want them to enjoy every interaction with us. As our team continues to grow, I want our colleagues to feel good about working for Verastar, build brilliant careers with us and have pride in the level of service we deliver for customers.”

Hull replaces former CEO, Chris Earle, who informed the board earlier this year that he would like to step down after more than two decades with the company.

Verastar’s Chairman, Geoff Unwin, said: “We thank Chris for the remarkable job he has done in leading and transforming Verastar into the incredibly strong company it is today. Who, 22 years ago, could have believed the change that has so successfully taken place? We wish him every good fortune for the future.

“Lee brings a wealth of experience in B2B, having operated at exec level within some of the UK’s best-known brands. The small business market is one of the most vibrant sectors of the economy, and continues to be so, as evidenced by the rate of new company formation. Lee has all the attributes necessary to reach and service it.”

“For the first time we will be able to proactively expand our business and reach our full potential.

“It is an exciting time for our business and our team, who have faced real challenges during the last few months, and we will continue to defy expectations.

SELECT PROPERTY GROUP APPOINTS SETTIO PROPERTY EXPERIENCE AS RECOMMENDED PARTNER ON VICTORIA RESIDENCE APARTMENT SCHEME IN MANCHESTER

0

Premium residential lettings and management business Settio Property Experience has secured its second key appointment as recommended partner on a major development in Manchester.

The expanding firm has been chosen by international sales agent and investment specialist Select Property Group for lettings management at Victoria Residence, a scheme of 180 luxury apartments at Crown Street, the new skyscraper district on a major gateway to Manchester city centre.

Completed in October 2020, Victoria Residence was created through a strategic partnership by Renaker, Manchester’s most prominent property developer, and Select Property Group, Manchester’s leading property expert.

Victoria Residence provides 180 premium residential apartments, co-working space and residents’ lounge and access to two roof gardens overlooking central Manchester.

Buyers of more than 70 of the 180 apartments have already committed to using Settio as their sole lettings and management agent, with more expected to commit as viewings begin.

The appointment by Select Property Group follows Settio also being retained as sole recommended partner by developer Far East Consortium (FEC) for apartments and townhouses at its MeadowSide scheme, which on completion will provide a total of 756 properties, bordering Angel Meadow, the largest green space in central Manchester.

Adam Price, CEO of Select Property Group, commented: “It was essential that we chose the right lettings partner for this development. Victoria Residence is one of the most exciting new projects to launch in Manchester in recent years.

“The level of finish and quality is sensational, and both myself and the teams at Renaker and Select Property Group are extremely proud of how Victoria Residence has taken shape. With this in mind, for both end-users and our global investors, an incredible building like this deserves the highest level of service when it comes to lettings management.

“I have been very impressed by the team at Settio, and I have no doubt we have made the right decision in choosing them as a recommended lettings partner for Victoria Residence.”

Sam Fitz-Hugh, co-founder and director of Settio Property Experience, said: “Select Property Group wanted to partner with an agency which would care for and prioritise long-term relationships with their investors. They are selling a strong pipeline of developments in Manchester and want to ensure their investors have access to a positive onward experience following completion which is exactly what we built Settio to achieve.

“Our priorities and direction as a business fit nicely and we’re delighted that Select Property Group value our experience in high volume new-build developments and sector-leading service levels.

“In what could be a tough period for the lettings market, it’s vital that sales agents and developers work alongside experienced lettings teams to manage client expectations and ensure schemes are let and managed efficiently.”

Unlike a traditional agent, Settio provides ‘total peace of mind’ to clients, such as Select Property Group, by offering an ‘all inclusive’ package of services from off-plan investment support through to future resale, all supported by the latest property technology.

While its retention by Select Property Group and FEC represent Settio’s largest appointments as recommended partner on major residential schemes, the firm also manages a growing portfolio of residential property for developers and landlords throughout Manchester, with a pipeline of property under management expected to double in 2021.

Other schemes in central Manchester where Settio provides its market-leading lettings and management services include Deansgate Square, Axis Tower, Lightbox Media City, Local Blackfriars and Local Crescent.

KPMG also announces promotions of seven new directors

Business advisory firm KPMG has strengthened its offering to Manchester’s business community with the appointment of two new partners and two associate partners.

Based in its St Peter’s Square office in Manchester, which is home to approximately 1,200 staff, Adrian Bradley and Gohar Khan will respectively become partners within KPMG’s digital and tax practices.

Adrian Bradley leads digital services, including pioneering work with artificial intelligence, for some of the firm’s largest international clients. In 2020, he spearheaded KPMG’s technology support for clients’ safe return to the workplace during the COVID-19 pandemic. He has been with KPMG since 2017 and his focus in 2021 will be supporting corporate clients as they adopt the latest digital capabilities.

Gohar Khan has been with KPMG for 17 years and leads its EU Funds Tax Group, advising institutional investors on filing and pursuing EU withholding tax reclaims. He also advises UK pension schemes across all areas of tax, both in the UK and overseas. His priorities over the coming months will be assisting institutional investor clients on various tax issues and the potential challenges that Brexit may bring.

They are joined by Charles Batchelor and Paul Birrell, who have been appointed associate partners in Manchester within the deals advisory and restructuring practices respectively, alongside seven new directors.

Charles Batchelor has been with KPMG for 14 years, supporting clients with the implementation of new accounting standards and reporting transactions. Charles will be focussed on building its expertise and services to help clients navigate the increasingly complex financial reporting environment they now face.

Paul Birrell advises trustees and employers on best practice for managing pension schemes and company covenants. With scheme funding under pressure from both the Pensions Regulator and a precarious market, he’ll be using his 12 years’ experience to help clients manage their pensions.

KPMG has taken an active approach to strengthening its North West service offering in recent months. Adrian and Gohar are also joined by a new partner and director in its Liverpool audit team as the firm looks to support its clients more in 2021 and beyond.

Warren Middleton, office senior partner at KPMG in Manchester, said: “Now more than ever our clients need our expertise and services to help them through the uncertain economic climate and embrace the opportunities on the other end of it. For our part, retaining and attracting the very best talent is vital to achieving that.

“Our new partners and associate partners have played a huge part in the success of our North West practice in recent years and they’ll continue to drive that from the positions they’re now taking up. While the business community continues to negotiate the challenges of the coming months, we stand ready to support them every step of the way.”

Limitless PR wins Whispering Smith

Limitless PR has won the contract to provide a brand-building PR campaign for Whispering Smith, one of the UK’s largest creators, importers, wholesalers and distributors of fashion clothing.

The Manchester-based clothing company owns and distributes young fashion brand, Brave Soul, as well as white label clothing to high street and e-commerce brands across the globe, including ASOS.com, Zalando, La Moda and Namshi, selling over a million units of clothing per month.

Its Manchester 500,000 square ft warehouse is supported by showrooms in London, New York, Dusseldorf and Madrid and in 2020 it launched an online portal to help buyers keep in business during the pandemic.

Sarah Parmenter will head up the account. With over 20 years’ award-winning experience in consumer, fashion and retail, Sarah has delivered campaigns for brands including The Body Shop working with the late Anita Roddick, MAC cosmetics and Estée Lauder.

From famous style staples to basic jersey essentials, Whispering Smith’s essence is to translate key seasonal trends into wearable, commercial, quality garments with exceptional margin potential. The brand itself though has previously remained something of Manchester’s best kept secret in comparison to its customer-facing brands such as Brave Soul.

“Our campaign will be focussed on bringing the Whispering Smith brand out of the shadows to raise awareness, understanding and engagement with its corporate partner audience and the multitude of retailers and e-tailers it works with throughout the UK and across the globe.”
