Property investment specialist Knight Knox launches first overseas office

Manchester-based property investment specialist Knight Knox has launched its first overseas office as it expands into the Middle East.

Based in Dubai, the new office will cover the UAE, Saudi Arabia, Bahrain and Qatar and has been set up bolster the current UK property offering.

In addition, the branch will offer an opportunity to focus solely on the sale of Dubai property around the world.

The Middle East business will be led by Lewis Combe, who will lead on investments located within the UK and Jordan Yaffe, who will focus on Dubai real estate opportunities.

Strong body of property investment clients

Sam Ballard, operations director at Knight Knox, said: “In 20 years of Knight Knox trading history, we have built up a strong Middle Eastern body of clients.

“There has long been a significant appetite for investment into UK property from the Middle East region, spurred on by numerous factors including favourable exchange rates, an unprecedented demand for rental property in the UK, as well as the diverse economy.

“Knight Knox’s Middle Eastern client base has generally equated to between 20 and 30% of our sales, but over the last 12 months this has climbed to 40% – highlighting a strong, growing appetite for UK property in the region.”

Chance to engage with new clients

Lewis Combe, senior property consultant at Knight Knox, will lead the UK property arm of the Middle East division. He said: “The Middle East region itself has undergone significant economic expansion, resulting in increasing numbers of Middle East investors looking for UK-based property investment opportunities.

“Our new Dubai base will give Knight Knox feet on the ground in the region, allowing us to expand our reach and engage with new clients in one of the world’s fastest-growing regions.”

The Middle East is quickly becoming an economic powerhouse thanks to a vast amount of regeneration and investment into the various areas within the region.

The new Dubai office will  allow Knight Knox to present its range of UK property investment opportunities across cities including Manchester, Liverpool and Sheffield.

City Tower unveils apiary to support bee pollination across Manchester

An apiary of four beehives comprising around 320,000 bees has been launched at City Tower.

Situated on the second floor, the installation sits against the backdrop of a mural created by Mustard Tree volunteer, Graham Hudson. Designed with 22 bees – one for each victim of the Manchester Arena Attack – the creation also depicts the wildflowers situated within the apiary’s planters.

Graham, a former offender, was homeless for three years and was referred to Mustard Tree from a hostel. Born into a family where criminality was the norm, Graham was incarcerated for the first time at 16 for vehicle theft and has served around 12 years in jail, which is where he taught himself to paint.

City Tower has been supporting Mustard Tree for more than five years and the apiary was the brainchild of building management company, MAPP and asset manager Schroders Capital.

A month prior to the apiary installation, the space was monitored for a month to review the variety and regularity of insect visitors. This informed the type and location for the wildflowers, which were planted by City Tower tenants.

Cultural identity

The bees were homed by John Beavan from Nurture Landscapes who has managed beehives for more than 23 years. He said: “Worker bees are part of Manchester’s cultural identity and they are very lucky that the city has a diverse and vast supply of forage and trees along major transport routes and within green spaces.

“A number of new pollinator-friendly installations, such as this one at City Tower, are exactly what bees need to survive and thrive and there aren’t many companies that go to the lengths that the building owners and managers have in order to support the colony on an ongoing basis.”

Sustainability and biodiversity

Rob Prescott, asset manager at Schroders Capital’s real estate team, added: “We are committed to sustainability & biodiversity and this project forms part of a broader occupier engagement strategy which aims to promote environmental responsibility across our assets.

“In addition to promoting biodiversity, we are also committed to engaging our occupiers in this important initiative. We plan to host workshops and events to enable people to get involved with hive maintenance and honey collection.

“We are committed to taking small but impactful steps towards a more sustainable future and believe that this project is a great example of how we can work together to make a difference.”

The apiary, derived from the Latin words for bee (apis) and place of (arium) – translated directly as ‘place of bees’, was launched by four lucky tenants who won a competition to name each of the queen bees, resulting in Beeyonce, Emmeline, Winnie and Lilibet.

Perfect infrastructure for honey bees

John added: “Whilst there’s been some recent negative press about the volume of beehives in London, Manchester has the ideal infrastructure to support honey bees.

“Rather than just ‘shove some beehives on a roof,’ we’ve worked very closely with Schroders Capital and Mapp over a long period of time in order to provide the ideal housing and associated infrastructure that, not just honey bees, but also bumble bees, butterflies and moths need.

“City Tower has truly embraced protection of all pollinator visitors and has introduced a number of practical measures for ongoing support and tenant engagement.”

Manchester entrepreneur helps tackle the UK’s staff shortages

Industry experts have warned staff shortages are causing mayhem for businesses this summer but Manchester entrepreneur Rizwan Zeb is on a mission to help companies struggling to recruit.

Since launching Short Staff – which helps companies to overcome the challenges of recruiting employees from overseas – Rizwan has seen how much some businesses have been finding it tough.

With high levels of demand for his services, Short Staff is growing by about 30% each month.

Solutions for staff shortages

Rizwan has helped some employers who couldn’t see a way forward for their businesses. “I helped the owner of a 5,000 square foot restaurant that was on the verge of collapse to recruit the right people for their business,” he said.

He added that he was inspired to launch his company after waiting in A&E with his dad for hours and noticing that there weren’t enough members of staff. Then deciding not to book a holiday because he was afraid that he’d face long queues.

He said that seeing the impact of staff shortages in his day-to-day life got his brain whirring as he realised that there must be a way to make the recruitment process more straightforward for businesses.

Red tape

With Rizwan’s background working for a legal firm, he recognised that many business owners simply needed help with the red tape involved in recruiting overseas.

He launched his company, which helps businesses to meet the Home Office’s requirements when hiring staff overseas, and demand was high from the outset. However, Short Staff was given an added boost when Rizwan decided to use TikTok – a social media platform that many associate more with young social media influencers than with those working in what could be considered quite a conservative sector, to promote his business.

Rizwan said: “I utilised TikTok to get information to struggling businesses on how they can recruit skilled staff from overseas, in light of changes in legislation.

“My content typically involves me speaking to the camera while sitting in my car. Though it took me a considerable amount of time to establish a strong following, I opted to prioritise quality followers over focusing on the numbers.

“Many businesses were initially sceptical when I started sharing this information on TikTok. However, as my content gained traction and credibility, more and more businesses began to take notice and express an interest in the recruitment process.

“I believe that my approach of providing clear and concise information, along with practical advice, helped to alleviate their concerns and build trust. It’s been gratifying to see how my efforts have made a positive impact on businesses struggling to find skilled workers, and I’m proud to have been able to contribute in some small way.”

Growing demand

Short Staff has proven particularly popular with bosses in construction, manufacturing, hospitality and the care sector, and Rizwan is anticipating that they’ll see a growing demand for their services over the coming months.

Eco-friendly toy brand launches in Stockport

A new eco-friendly toy brand has launched in Stockport, selling fun and vibrant jigsaws for children.

Play Shed Puzzles, operated from Heaton Mersey, specialises in vector artwork designs, produced with bright colours and kind-to-planet materials.

Three puzzles feature in the launch; a unicorn, a mermaid and a space explorer, all with 48 pieces, perfect for 4-6 year olds.

Handmade

Each jigsaw is handmade in Britain using vegan inks, chlorine-free paper and 100% recycled millboard, as well as carrying the official Made in Britain stamp.

Founded by mum-of-two, Jacqueline Buckland, Play Shed Puzzles aims to provide children with fun, sustainable games that are free from chemicals and can be pieced together time and time again.

The launch comes as The United Nations Environment Programme found toys to be the most plastic intensive industry in the world, with millions sent to landfill every year without even being used.

As well as landfill issues, there have been recent warnings over the levels of chemicals in toy production, shown to affect fertility and child development.

Sustainable toys

Jacqueline said: “I really wanted to do something to contribute to the sustainability issues the world is currently facing.

“In recent years, I’ve asked friends and family to stop buying plastic toys for my children and instead, buy books, wooden toys or board games.

“It seemed like a nice opportunity to take things a step further and launch a toy brand that ticks all of the sustainability boxes but is also fun and lets me be creative.”

Oldham agency creates raft of new roles as year of record turnover beckons

Full-service agency Cornerstone Design and Marketing has made a raft of senior appointments to support its growth as it looks towards another year of record turnover.

The Oldham-based business, which celebrated its 15th anniversary in January, is already forecasting to surpass £2 million turnover this year thanks to new client contract wins locally, regionally, nationally and internationally, with projects across all departments. 

Two of the most senior appointments have been made in the web department to bolster a burgeoning client roster.

Senior appointments

The first is technical lead Phil Owen, who joins Cornerstone full-time after several years of working with the agency as a contractor. He specialises in WordPress web builds and has a wealth of experience in UI and all-round web technology. He is refining processes and improving efficiency to leverage the best technical workflows to benefit the agency’s commercial goals.

He is joined by senior developer Steve Perry, another hire who knows Cornerstone well after several spells freelancing for the firm. He specialises in Laravel web applications and cyber security having gained a National Cyber Security Centre-certified master’s degree in advanced security and digital forensics at Edinburgh Napier University, from where he graduated with a distinction in 2021.

Earlier this year he published a research paper in the Journal of Digital Forensics, Security and Law, which contributes important research on wearable technologies.

Core focus on quality and service

Cornerstone founder and MD, David Wadsworth says: “The agency turnover has seen consistent growth of well over 30% year on year for the last five years, with last year setting a new record at 50%. That’s been a lot of work to manage, and our core focus on quality and service in everything we do has been supported by the appointment of some really key hires within the business.

“Our new team members are all seniors, with many years of experience in our industry, which means we can continue to move the agency forward quickly, deliver quality for our clients and also support junior team members’ training and development via some of the best the industry has to offer.”

New recruits

Stepping up to full-time in the web team is former Level 3 software development technician apprentice Hannah Jones, who has been made a junior developer after passing her apprenticeship with a distinction. Fellow team member Joe Durrans continues to work part-time while studying computer science at Manchester Metropolitan University.

Joining Cornerstone in a newly created role is business development manager Jamie Smith, a former sales and marketing manager with Oldham Community Leisure (OCL). Previously, he’s worked as a membership consultant and then a sales manager with Virgin Active before sales manager roles at Nuffield Health and The Village. He then spent four years in the recruitment industry before a return to the leisure sector at OCL.

The team has also recruited account manager Abigail Tomlinson who studied international fashion marketing at Manchester Metropolitan University and worked in PR.

Manchester Wilko stores set to close following administration

Stockport and Harpurhey Wilko stores are among those set to close after the business went into administration.

Wilko has announced that 52 of its shops will shutter for good.

Administrators for the business have made gallant attempts with potential buyers, including discount store B&M which has agreed to buy up to 51 Wilko stores in a £13 million deal.

Wilko has around 400 stores and employed 12,500 people when it went under last week.

Closures including stores in Stockport and Harpurhey, will take place next Tuesday (12) and Thursday (14).

There will be hundreds of job losses affecting warehouse and service staff across various locations.

It added: “Whilst there remains a possibility that this fails to deliver, we are working extremely hard and doing everything we can to help it over the line.”46
