WORK COMPLETES AT ‘AGE-FRIENDLY’ NEW HOMES DEVELOPMENT IN BOLTON

Work is complete at an innovative £2.3m ‘age-friendly’ development for the over 55s in Bolton that consists of 18 cottage-style apartments that have been designed to be easily adaptable as residents age.

The development, which occupies the site of the former St Joseph’s parish centre, school and presbytery on Horace Street in Halliwell, has been developed by Great Places Housing Group and designed by Leeds based architects, Brewster Bye.

All the one-bedroom homes are available for affordable rent and include a range of amenities including wet rooms and innovative adaptations from Invisible Creations, which specialises in products that make life easier as people get older, as well as being attractive, dual-purpose and discreet. The development also benefits from a large shared garden, separate herb garden and pocket library.

The project was the first to be delivered by Great Places Housing Group’s new in-house construction company, Terra Nova Developments Limited. It was built using modern methods of construction (MMC), with a panelised system from Scotframe, which produced all the external and internal structural panels, ready to be assembled on-site. As a result, most of the homes were complete in just six months.

Councillor Martyn Cox, leader of Bolton Council, was the guest of honour and cut the ribbon at an event to mark the scheme’s official completion.

Helen Spencer, Great Places’ executive director of growth, said: “We’re delighted to have been able to show Cllr. Cox and his team around this age-friendly scheme, that addresses the specific need for this type of accommodation in the local area.

“The apartments have been carefully designed to enable our future customers to live independently for as long as possible. The project is a great example of partners working together to develop much needed affordable homes for the area.”

Nathan Wilkinson, from Brewster Bye Architects, said: “This is a project that the whole development team can be proud of. It now offers 18 exceptional homes in a popular location that were built using MMC, which was fast and efficient.

“There’s also a host of innovative adaptions that will help to accommodate the future needs of elderly residents and enable them to remain in their homes as they age with minimal adaptations required, which will ultimately delay, or even prevent, the need for formal care.”

Assetz Capital appoints Andrew Charnley as managing director 

 
North West-headquartered specialist marketplace lender Assetz Capital has appointed
Andrew Charnley to the newly-created role of managing director.
Andrew joins the business having spent 28 years working in commercial lending across
various asset classes and having undertaken a number of senior leadership roles, most
recently at Together, a specialist lender, which offers short-term finance, auction finance,
personal, commercial and buy-to-let mortgages, development funding and secured loans.
Going forward, Charnley will focus on Assetz Capital’s lending side of the business. He will
oversee a team of 130, reporting directly to Stuart Law, Assetz Group CEO.
The appointment follows a raft of senior hires in the region, with Jason Way (business
development director), James Evans (relationship director) and John McDonell (relationship
director) joining the origination side of the business in recent months.
 
On his appointment, Andrew said: “Assetz Capital has consistently been a market leader in

Workertech firm Orka bolsters team with CTO appointment

Manchester-based tech startup, Orka Technology Group, has strengthened its team with the appointment of a new CTO, as it continues to lead the UK’s WorkerTech revolution.
Andrew Tutt joined Orka, which creates digital solutions for hourly-paid workers and will head up the development team. He will play a key role in implementing Orka’s roadmap, developing our suite of products, including accelerating product development, growing the API integration programme and targeting growth in new sectors.
Bringing over 20 years of experience with him, Andrew is well known in the industry for overseeing cutting-edge specialist tech teams of software experts. He joins Orka from thinkproject, a leading construction and engineering SaaS provider in Europe where he spent over five years implementing the latest cloud software, technologies and methodologies.
Andrew said: “I am incredibly excited to be joining Orka at such a pivotal point for the business. Orka is already the go-to tech solution for shift workers. Having recently secured funding, the business is poised for significant growth over the coming months, and I very much look forward to bringing new products to market that will transform technology for hourly-paid workers.”

This key hire is following Orka Technology Group securing a £3m Series A investment from venture capital investor Praetura Ventures earlier this year.

Funding secured for final phase of Ancoats regeneration project

A funding package of more than £30m has been agreed by Manchester City Council for the revitalisation of the public realm in
Ancoats and associated infrastructure.

Following a consultation held earlier this year broad support was found for the plan
to enhance the area, which would include the construction of 1,500 new homes and improvements to green space as well as new walking routes and the innovative
Ancoats Mobility Hub.

Homes England has committed £28.1m to this project which, combined with the £4.7m allocated by the Greater Manchester Combined
Authority through the Brownfield Housing Fund, brings the total budget to £32.7m. 

Works will get under way this year and it is envisaged a greatly enhanced environment will be in place by early 2026.

The
vision set out in the strategy for this area is to support the creation of a sustainable urban neighbourhood of 1,500 homes through the delivery of a public realm which supports life and celebrates place.

It seeks to create a connected network of streets and new spaces, enhancing and celebrating the area’s natural and built assets and
extending a green character through the site.

It has also been estimated that the funding secured will lever in additional private investment
of around £450m for the delivery of
the 1,500 homes as well as additional privately funded works.

The fund will enhance green spaces and routes around the This City Rodney Street development, which will deliver 128 new homes
with 30% at the Manchester Living Rent. This is part of the Council’s wider housing target to delivery more than 36,000 new homes by 2032, 10,000 of which will be at the Manchester Living Rent.

Looking at the wider development,
Ancoats Green is set to be the “green heart” of the future neighbourhood
with new planting and areas for recreation and rest, as well as offering clear walking routes to Jersey Street and the Rochdale Canal. The scheme will also protect existing green space as well as increase the number of trees planted in the area.

Active travel will also be at the forefront of this development with the
Ancoats Mobility Hub – an innovative project designed to shift the emphasis
of the public realm towards active travel and healthier lifestyles – and one which will be a catalyst for improving streets, approaches to parking, public open spaces and creating a truly sustainable neighbourhood right across this new residential community.

The Hub will provide EV charging points, local car and bike clubs, a cycle hub,
café
and delivery hub for the local
area, and will sit within a public plaza that links directly with an enhanced
Ancoats Green. 

This vision is supported by four key principles which underline the strategy:

– Establishing
Ancoats Green as a green heart to the
neighbourhood: creating a multi-functional space that fosters a sense of community.

– Extend this green character to streets and spaces: Creating a coherent network of streets and public spaces, using green streets to encourage active travel and integrate green infrastructure.

– Rebalancing movement towards active travel: establishing a new people-focused street network, reducing the dominance of vehicles in the street, including measures to reduce rat running.

– Enhance the industrial heritage of the area and the character of the Conservation Area: guiding design that captures, celebrates and compliments the industrial heritage of the area,
with consideration for materials, surfaces, and street furniture.

Councillor Bev Craig, Leader of Manchester City Council said:
“As the Council looks to improve our
neighbourhoods and drive positive development it is essential that we look at the whole picture on what makes an attractive and
liveable community. 

“The strategy in place for
Ancoats is the
realisation of our ambitions to promote active travel, increase the amount of green space and have sustainable housing at the heart of our communities. 

“The historic layout of
Ancoats, with its rigid streets bordered by old mill buildings have to some
extent determined the way the area has developed. However, by putting people first, and placing the needs of pedestrians at the heart of this plan we hope that this can set a benchmark for future development.”

Ancoats and support the Council to achieve their wider housing targets.”

Travel Counsellors Recruits New Chief Financial Officer

AG Project + Building Consultancy launches dedicated sustainability service as demand rockets

Manchester, Preston and Sheffield-based AG Project + Building Consultancy (AG) has launched a new sustainability service after experiencing a surge in demand for strategies designed to minimise
a property’s environmental impact.

AG’s new service will advise clients on EPC assessment and reports, retrofit strategies and project delivery, sustainability due diligence and BREEAM certification advice and assessment.

The new service will be headed by building surveyor Gemma Cornwall, who was a key member of the firm’s team on property projects for BOOHOO, London-based housing association ARHAG, Futures
Housing Group, and Lancaster City Council, which together exceed £84 million.

Gemma commented: “Sustainability has long been discussed, but now it is a central focus for all of our clients. Demand for advice on sustainability has been increasing over the past five
years, but these last 18-months have seen a significant change in attention toward sustainability.

“As a strategy in managing properties, it was largely on the periphery, but it is now very much the central issue. The climate agenda has certainly acted as a key catalyst, but with rising
energy costs, it has placed the subject very much at the top of the agenda.”

The new service will be offered through each of the firm’s offices in Manchester, Preston and Sheffield, with the headcount of the team expected to increase over the next year.

Oldham Council seeks development partner as town centre regeneration continues at pace

Oldham Council has published an exciting opportunity to procure a Master Developer Private Sector Partner (PSP) to support the transformation of Oldham town centre.

A procurement exercise is now live via The Chest. It invites PSPs with the financial means, experience, skills, and resources to work in partnership with the council to deliver our town centre vision.

This opportunity includes the development of up to eight future housing sites all within the council’s ownership – a potential 2,000 new homes in total.

The sites include Oldham Civic Centre, which will be freed up when Oldham Council staff relocate into the redeveloped Spindles Town Square Shopping Centre. Here, 400 to 600 apartments could be created.

The former Oldham Magistrates’ Court site provides a potential capacity of 125 to 225 apartments.

While a further 175 to 250 apartments could be built at the former Oldham Leisure Centre site, which sits adjacent a planned new town centre park.

These three sites are all ‘definite’ for future development, while five other ‘possible’ sites across the town centre are also identified, including the Tommyfield Market site, which will also relocate into the new-look Spindles, unlocking the land for development alongside the new Jubilee Park.

The contract value is between £350m-£550m with an initial 15-year duration.

Oldham Council Leader Amanda Chadderton said: “Oldham Council is already well on its way to transforming the town centre – and there is a real opportunity to work with us and play a key role in the future of our fantastic borough.

“We’ve got a proven track record for delivering ambitious regeneration projects, including our award-winning Old Town Hall. We also have many projects well underway – all of which will make Oldham a more attractive place to live, visit and work.

“This includes bringing the historic Old Library back into use, a new theatre in listed buildings on Union Street, and the transformation of Spindles to create a multi-use centre with retail, co-working space, events space, an arts and heritage archive and a brand-new market.

“We also have fantastic transport connections, amazing heritage and unrivalled green spaces and countryside.

“We want to work with a partner who shares our drive and vision for Oldham – the opportunity is there, and we want you to be a part of it.”

To support the procurement process, Oldham Council has developed a Development Prospectus which outlines our strategic vision including redefining the retail core, upgrading the night-time economy and providing high quality town centre living. Detail on each of the eight potential housing sites is also provided.

The PSP could be a single organisation or group of organisations that bring together the necessary funding and expertise to deliver the vision and demonstrate long-term partnership working and strong social value.

The procurement process is expected to take around nine months to complete.

MANCHESTER START UP PROPCALL WINS TWO UK BUSINESS AWARDS

Major Manchester contract gives Centrick foothold in city

A major contract to manage nearly 600 city centre apartments has given residential and commercial property specialist Centrick its first foothold in Manchester as it continues to implement its national expansion strategy.

Centrick’s building and estate management division has been instructed at Spectrum, in Blackfriars Road, Salford, by the development’s residents’ management company (RMC).

Spectrum, which has 578 apartments over eight blocks, is one of the largest single developments of its kind in Manchester. The new contract is a coup for Centrick, said building and estate management director Sarah Hammond.

“Spectrum is our first instruction in Manchester and gives us that all important first foothold in the city. Our team will be based at our new Manchester hub in Deansgate and will deliver many improvements to services, safety, estate management and transparency while offering excellent value for money for leaseholders.

“We are grateful to Cable Management, the RMC, for putting their faith in us and we are determined to demonstrate our considerable experience and expertise,” said Sarah.

Birmingham-based Centrick is investing more than £1 million this year as it recruits around 50 staff to deliver services from new regional offices in Sheffield and Gerrard’s Cross, as well as city hubs in Manchester, Portsmouth, and Nottingham.

More hubs at key locations are in the pipeline. Centrick’s building and estate management and build to rent teams will grow to more than 70 by the end of the year, handling a portfolio of over 350 developments comprising around 20,000 homes. 

Centrick chairman James Ackrill said: “Winning the instruction to provide building and estate management services at Spectrum is a major milestone for Centrick and a huge vote of confidence in our team. Not only is it our first contract in the exciting city of Manchester, but it is also the largest development of apartments in the region. What a great way to announce our arrival.”

He added: “The launch of our hub at Deansgate means we have a local team which is able to forge stronger working relationships with the RMC and our network of local contractors.”

Altrincham creative agency Sunny Thinking launches Charity Beer

Altrincham creative agency Sunny Thinking, have launched a limited-edition charity craft pilsner and will be supporting the DEC Ukraine Humanitarian Appeal.

“We enjoy a cheeky drink from time to time and have always thought of producing a Sunny Thinking beer. This year we’ve gone for it and in the process, we thought it would be a great opportunity to raise money for a worthy cause.” stated Jonathan Reed, Director at Sunny Thinking.

For each can of their Charity Pilsner sold, Sunny Thinking will donate 50p to the DEC Ukraine Humanitarian Appeal in support of Ukrainian refugees and displaced families.

“What’s going on in the Ukraine is truly, truly horrific.” continued Jonathan. “There’s an element of guilt and helplessness when you watch and read the news and we thought there must be some way we could use our creative skills to help, no matter how small a gesture.
