Recent research conducted by LandlordBuyer suggests that in the past year, average salaries in the UK have seen a more significant increase than the average private rental costs.

“The UK’s rental market is subject to a ‘robbing Peter to pay Paul’ scenario. While rising wages mean tenants have more take-home pay, income increases are being spent on rising rents. There really is no current advantage to getting a pay rise, especially if it pushes someone into a higher take bracket – they could actually end up with less money.
There will be a tipping point in the private rental market and I don’t think it’s that far away. Landlords will not be able to keep raising rents indefinitely. Each area and property type will have its ceiling limit. Breach this and the landlord runs the risk of rent arrears, with many tenants already struggling with living costs. Pitch the rent too low and the landlord won’t be able to cover their own expenses.
Landlords exiting the market is making matters worse. The more that leave, the less choice there is and increased competition for rentals will naturally push rents up.
A backdrop to all of this is higher mortgage rates. Despite lenders cutting rates in late summer and early autumn, the reductions are minimal – there’s still a huge gulf between the circa 2% rates we saw three, four years ago and the new normal of 5-6%. This is going to come as a huge shock to landlords coming off fixed-rate buy-to-let mortgages. Realistically, but-to-let may soon become a small pool of mortgage-free properties and cash-buying landlords.
Property investors looking for a silver lining will know that high mortgage rates also keep tenants in rented accommodation. Even with house prices slowly drifting downwards, many first-time buyers simply can’t afford the deposit, stamp duty, mortgage arrangement fee, legal costs and monthly mortgage repayments needed to become a homeowner. Therefore it was no surprise that Zoopla recently declared renting was cheaper than mortgage repayments for the first time in 13 years.”

Inclusivity credentials help the University of Bolton soar in 2024 rankings

The Guardian University Guide 2024 has placed the University of Bolton in the top 30 universities in Britain, raising the question of whether those in a higher socioeconomic bracket are pivotal to the success of universities.

With national policy heavily geared towards levelling up, social inclusivity promises to be a major factor in creating a more equitable society.

Increasingly public debate is centred on how many private school students are taking up sought-after places at some of the top British institutions.

A recent report from The Tab showed that 15 universities are made up of 20% or more students from fee-paying schools – a divide that The University of Bolton is attempting to flip the script on.

Socially inclusive

As one of the most socially inclusive universities in Britain — in 2021, successful admissions were 95% from non-selective state schools and 60% first-in-family higher education students — the aim is to level up from the grassroots.

The university says more than 20% of its students come from some of the country’s most deprived areas, despite lacking a massive endowment fund enjoyed by elite universities.

Natural diversity

Bolton’s vice-chancellor, professor George Holmes, said: “Britain is a fantastic example of the successes a diverse nation can achieve when a wide range of different voices are given a full seat at the table.

Major improvement

As well as being ranked a top 30 university by The Guardian, Bolton is rising in The Sunday Times Good University Guide, 2024 with an 18-place improvement on last year.

In specific categories, the Sunday Times put Bolton at 12th in the UK for teaching quality, 15th for student experience and 10th for social inclusion — all higher than any other university in North-West England.

Super students

This is clearly a gap which many people fall into, and I consider myself lucky to have been such a voracious reader and passionate lifelong learner. Otherwise, I would not have the tools to pursue further education, let alone the English skills to undertake a degree.”

PhD student Boluwatife Oyesola was the first member of her family to arrive in Bolton from Nigeria nearly a decade ago. She is an ambassador for international students. Now her daughters Toluwani and Abimbola also study there.

She said: “Bolton University is entirely student focused with such a warm and hospitable environment for people to grow in and improve their knowledge of the world. For us it’s become more than a place to study. This is home.”

Marx Wang’s Vision for Mental Health Advocacy via ForYouPage.Org

Marx Wang, a Ph.D. student at the University of Washington who established the non-profit global platform for mental health and well-being, made a significant contribution to the Science Summit at the 78th United Nations General Assembly. The platform he founded is called ForYouPage.org. At its core, ForYouPage.org is a youth-led NGO, serving as a global coalition of young leaders on a mission to unite youth, strengthen each other’s work, and mobilize their peers in grassroots advocacy for flourishing. Today, we had the opportunity to interview Marx and delve into the motivations that inspired him to establish this organization.

Marx, why did you decide to create ForYouPage.Org? 

Answer: I created ForYouPage.Org with my friends, and the reason was that I had seen almost every single one of my friends struggling with mental health issues, depression, and anxiety. In the very first conversation that we had about creating this organization, I asked my friends who are mostly recent graduates or seniors in college if we just getting the weeks now and they answered, “I’m just trying to get through the day.” Despite struggling with personal mental health issues and total dissatisfaction with the mental health support systems at school, all my friends said they would want to advocate and work to change the mental health systems if given the chance.

That made me realize two issues that became the core motivation of why I decided to create ForYouPage.Org. One is that I realize the immense gaps that exist: there are many mental health programs or service created by schools, colleges, and nonprofits at local and national levels; however, they are not reaching the young people who actually need them. The reason is very simple: if young people are already experiencing depression and struggling with schools, they won’t have the mental energy to take even the first step to participate in any mental health programs. This issue is worse when the programs are often designed very out of touch with young people. But as I mentioned above, young people want to advocate and improve or change these programs if given the chance. They just need a medium, a youth-led environment to provide that opportunity.

Another reason, or perhaps the deeper motivation, is that I see a solution to the mental health crisis is not more a support system but, at its core, resilience and self-efficacy. I witnessed several of my closest friends overcoming severe anxiety issues by stepping out of their comfort zones in classes or club projects. I think what happened is through these risk-taking experiences young people developed resilience and slowly recognized the power they have over their lives. I think advocacy–the very venture to make changes and improve other people’s lives–are valuable opportunity for young people to explore risks while developing resilience and agency. 

How did you discover that mental health issues are widespread among young people? 

Answer: I didn’t really discover the issue as much as I simply witnessed the mental health state of my friends and pretty much everyone around me is struggling with some level of anxiety and depression. What I didn’t realize is perhaps a great portion of them are struggling with a severe level of depression or relies on antidepressants. In addition, I conduct research in psychology and digital wellbeing so through my research it became more clear to me how widespread the mental health issues are. 

In what ways do you believe ForYouPage.Org will positively impact University of Washington students? 

Answer:  The most direct work we will do, as we are experimenting in other schools, is to work with faculties to create incentive structures such as extra credits to motivate students to engage with the schools’ wellness and counseling center. Meanwhile, we also work with schools’ wellness and counseling centers to open more opportunities. These opportunities range anywhere from participating in a peer support group or mental health workshops to helping schools adapt their mental health educational content in a youth language or on youth media. Essentially at the local school level, we aim to create a youth/student-led ecosystem that can allow greater participation between students and school and we hope this system can, in a youth-led fashion, not only bring schools’ mental health resources closer to students and give students ways to shape these programs but also empower youth and give them the opportunities to recognize that they can change the system and therefore in charge.

Could you provide more details about the mission of ForYouPage.Org? 

Answer: of course. ForYouPage.Org has broadly three missions: 1. We want build a grassroots advocacy ecosystem where any young people can and have ways to participate in advocacy and shape and do good to the communities around them. 2. we bring together youth advocates, create a community of support for youth advocates, and claim the power of youth at the collective level on important issues on national and international stages. 3. Through these opportunities and through mobilizing grassroots youth ForYouPage.Org aims to foster resilience, self-efficacy, and agency for grassroots youth and bring flourishing for them.

How does your area of focus or major influence your decision to be an activist? 

Answer: I have decided to be an activist long before I chose my major. As a kid, I grew up in poverty but then I got the chance to go to elite schools, and from there I witnessed that people regardless of socioeconomic class struggles and people from all walks of life want happiness. In high school, I raised close to a hundred thousand in US dollars for college tuition. It was those experiences and the people who helped me that made me decide to become an activist and to seek ways to bring human flourishing/happiness to everyone. In undergrad, I conducted research in human-computer interaction in the computer science field for a long time and some of the projects made me realize how digital devices can be detrimental to our mental health and self-efficacy by taking away our agency through dark patterns. During grad school as I studied more and more into digital well-being and positive psychology I started to recognize the critical role of agency and social relationships in our mental resilience, mental health and broader happiness. These insights grounded my approaches as an activist and build the foundations upon which I started foryoupage.

Liverpool full-back Trent Alexander-Arnold, Ryder Cup hero Rory McIlroy and boxing champion Anthony Joshua are the latest sporting stars to join investment group Otro Capital and their strategic investment in the Formula 1 Alpine Racing team.

In June, Otro Capital announced a significant investment in Alpine Racing worth £164million. Over the last four months, the group has recruited some of the top professionals in the sports industry to join them. 

Hollywood actors and joint Wrexham owners Ryan Reynolds and Rob McElhenney are already involved and, as of today, the group now includes NFL stars Patrick Mahomes and Travis Kelce, footballers Alexander-Arnold and Juan Mata, McIlory and Joshua.

A statement from Otro Capital read: “The addition of these championship-winning international athletes and sports investors will bolster Otro Capital’s strategic partnership with Alpine F1, combining premium expertise across different areas of the sports ecosystem and driving Alpine F1’s reach to a world of new fans.

Jewson on the hunt for sustainability champions in Manchester

Tradespeople, builders and installers across Manchester who are working towards a more sustainable future are being urged by national builders’ merchant Jewson to enter the inaugural Making Better Homes Awards.

Jewson launched the free-to-enter awards to celebrate those in the industry who are working hard to create homes that are more energy efficient and comfortable.

It comes as new research from Jewson revealed that tradespeople and builders are the most trusted people when it comes to advising homeowners on improvements to make their homes more energy efficient and compliant with Building Regulations.

In the market research with more than 2,000 homeowners, 38% said they would turn to a tradesperson, builder or installer to enhance the efficiency credentials of their home, rather than researching it themselves, using the local council, energy provider, friends and family or an architect or designer.

What’s more, 58% said they’d pay more for a tradesperson, builder or installer with the right knowledge and skills to make their homes more energy efficient, but 47% say it’s difficult to find the right people.

The Making Better Homes Awards scheme is open for entries now, and people can make submissions here. There are three categories – Best Use of Renewable Energy in a Project, Best Building Fabric in a Project, and Best Sustainable Project of the Year – with prizes available for shortlisted entrants and the national winners.
